South Notts, easy access from Loughborough and so forth also. Decent sized unit with power, possibly got a pit and lift in there already. Parking for several cars. In a nice secluded residential area so should be fairly free from security issues etc.
I've not got any pricing, but it will be subject to business rates unless we can find a way out of that, the building has been vacant a while so I guess we can negotiate a reasonable lease or rent on it.
Its 1800 sq feet in two units. I reckon one of which would make an ace spray booth...
If there is serious interest I'll pursue it.

doesn't sound that big tbh if that 1800 sq feet is over 2 units

Its not massive. One unit is double garage width and 2.5 cars deep (maybe 3 - depending on size of car!). The other unit is big enough for one car to go in and have plenty of work space. I think that was once an MOT Bay. Its tall and I think there may be a lift in there. There is a load of small outside units which I assume are not in the space calculation. There is what appears to be a separate office area.
Its not great for storage (although there is a fair bit of "secure" parking) but if a bunch of guys needed somewhere to work on cars, doing short or medium projects like engine swaps or resprays its ideal. It was a busy small garage for years but closed maybe 4 or 5 years back.
If you had long term projects in there it may get a bit chocka fairly quick.

I am far too far away to do any more than comment as it sounds like my dream set up - ah well, but I did go through the planning stage with quite a similar sounding set up last year and learned the following; Business Rates are now charged at 100% even if the property is vacant (after a short exemption period). So, unless the company who owns it is using it as a Tax loss for something else or trying to get planning permission for residential....it could be that as long as you pay the rates, and all the outgoings (which would certainly include building insurance) and agree to a schedule of the Buildings' condition before moving in - you MAY be able to actually not pay any rent as such - but you would be on very short notice to leave if the Owner finds a new (commercial) Tenant. Rates are paid in 10 monthly interest free installments over a year and if the payments are late you will lose this 'perk' and be liable for the whole bill, payable immediately. ALSO (ask me how I know this)! if it was last in use as a not very busy Garage then any Weekend noise (however reasonable and in context with the building) may well be an issue with the neighbours who have had silence for the last couple of years. You may wish to check that the Planning Permission even allows evening and weekend occupation. Good Luck with it though as it sounds nearly perfect.

cheers for the feedback but it seems there is no interest in this one. Everyone round here must be fully sorted for places to work on their cars etc.

It's a bit far away for me to be able to make any real use of such a place on a weekly basis unfortunately, but if such a thing could be turned into reality and it became an Area 52 type thing, I'd happily chuck a bit of money in the kitty in return for an invite each month.

I am guessing that unless the rent was very low the business rates would kill the plan.
We have hada couple of people take units at 'the farm' because their old units somehow became liable for business rates.
