If you want to make money storing cars I think you need to own the property, so you aren't just a middleman essentially sub letting space, and then decide if you want quick cheap just old forgotten project cars hidden away, or premium safe storage for high end car owners/collectors.
Location as mentioned is a big thing, I don't think out in the sticks is a place that the opulent multi car owner os not going to have their own space already.
Look up wccs in LA, built and setup by Matt Farah of the smoking tire YouTube, might give you an idea of a way to go, or not!

Yep, even in my small scale operation, I have a few classic cars in from the same customer - he has moderns at home on the drive and classics in his garages and regularly swaps them around. I also have several cars from 100+ miles away that the owners haven’t seen in 3+ years (your ideal customer).

And those with enough money to buy classic cars as toys they pay others to do everything on or as investments invariably have rather a few quid so generally have a big house with land and outbuildings for storage already. You are thinking too small... it isn't people who have a car or two that use these places, it is people who own 10-11 cars and don't have the storage at home. Where I had my £80 a month garage they also had bigger car storage areas (which had more restricted access) some chap had fifteen cars in one, from Fiat 500s to Mk2 Jags to Aston Martins. A few of the people who had cars long term stored there had been out of the country for three years, so had no where to safely keep cars. Also a reminder that this £50 isn't for a parking space, it is space for 2 cars. Or 1 car and space for spares etc. I guess. That makes even less sense to me. If you’re got a big enough collection you need to store, especially long term, and the means to do so, surely you’d be Financially astute enough to deal with the owner direct and take over the whole thing at a favourable rate? I’ve know 3 people with collections that size or bigger, one keeps it entirely at home on his estate in his own barns that came with the sizeable property, one rented a large unit directly off the owner with reduced terms for a long term lease and the fact he’d be the only one accessing, and the other bought a commercial properly outright. For any of those options the unit cost per car per year is a fraction of the price being discussed here, even if you’re sticking two cars in there. I understand if you’re not around to oversee things you might want a bit more of a ‘managed’ service, but conversely if you don’t want to use the cars at all regularly there’s wouldn’t be much to do.

The "managed" service for the higher prices includes running the cars up to temperature regularly, taking them for MOTs etc. I can see how that would be worth it if you had a large collection and weren't around enough to be hands on. The storage business only needs a couple of those customers to be functional (but they are very much dependent on these customers staying with you).

don't forget the world is full of complete idiots tho. People with more money than sense are surprisingly common and that's who a place like this needs to be setup to serve. Infact those kind of people are the only reason any car enthusiast type business works imo so attracting them is key for all of us even if I find them a tad repulsive. Theres lot of eyes bigger than thier stomach types who will buy a car without fully considering the cost implications of actually owning it. I've had loads of mates who owned 5, 10 even 20 cars but didnt even have a garage at home. They just get addicted and keep renting out more and more of the local farm or whatever to hide them away on. This is just the upmarket version I guess.. the fact they could have done it cheaper by making the right life decisions was lost on them as I'm sure it is to whoever owns these collections.

Appreciating Classics do a storage facility. Cctv monitored, police linked security alarms, anti-ram bollards etc and your car added to there insurance policy. And they charge £120 month per car.

I think its a lot like shops or any retail. If you own the land/proprty then the costs make sense. If you have to add rent in then it's always going to be marginal. Always live above the shop is a retail mantra
