A friend and I have been looking for somewhere secure and accessible to work on cars for a while. After looking at lots of units/workshops available in the North East we have found somewhere that satisfies our needs.
The other lad that we were planning on sharing with has now backed out, which leaves an opening for someone new to share with.
The unit is located in central Newcastle-upon-Tyne very close to the city centre and is highly accesible either by car, bus or Metro. There is only one entrance and it is a full width electric roller shutter that is operated via remote control. It is is adjacent to several professional garages/MOT stations/paint shops etc. is available to access 24/7 and has been cleared for automotive use.
The unit offers single phase electricity and flourescent strip lighting throughout. There is a single W/C and wash basin with electric heated water available if required. There is also a burglar alarm fitted to the building.
It is 573 sq/ft and wide enough for two cars side by side with plenty of room for working and additional storage of parts.
We have currently worked out costing for this to be in the region of £400 per month including all bills, but not including business rates. However, these are frozen at £0 until 01/09/12 and after that will only be around an extra £50 per month.
We propose sharing use of the unit 50/50 with any interested RR parties.
Splitting the space and bills down the middle. The current owner has specified a minimum rental contract of at least 12 months (we negotiated this down from his initial 3 year term).
My mate and I are both tidy and organised people, not anally so but hopefully you are of the same mindset and agree that it is nice to know where everything is without having to rake around and you can accomplish a lot more if you are not tripping over curse word in a generally miserable environment.
The unit benefits from being in the vicinity of other well maintained garages, and security around these buildings is not a concern.
The landlord and ourselves are happy for this to be used for any automotive needs, be it repair, restoration, breaking or even spray painting.
